We present a new debt project that consists of the recapitalization of a development group, with the aim of repayment through the sale of two luxury homes located in Marbella, Málaga. The developer will use the loan capital to acquire a plot in the Seghers urbanization, in the municipality of Estepona, Málaga

The developer of this project is CASAS FINTECH, an investment management company dedicated to the development and promotion of luxury real estate. CASAS FINTECH is part of the Madre SGPS Group, a Portuguese investment consortium with an international presence that owns and manages companies in the tourism, real estate, healthcare, publishing, media, renewable energy, agriculture and food sectors.

It has a team of professionals with extensive experience in project development, budgeting, construction, architecture, investment portfolio management, sales and marketing. A team with all the necessary skills to ensure a successful business. Their team has a long track record in managing real estate investments on the Costa del Sol and combines experience, as well as technical and marketing and sales knowledge to take utmost care of each project and adapt to the needs of each user.

The loan repayment comes from the sale of two luxury homes, Casa Cazorla and Villa Orquídea. These are two homes promoted by Casas Fintech that are fully completed and in the process of marketing.

Villa Orquídea is a luxury home that has more than 1,900 m² of plot, 1,700 m² of built house and 600 m² of spacious terraces. The house has 8 bedrooms and 10 bathrooms. It has a privileged location with sea and mountain views in the El Herrojo urbanization, in the municipality of Benahavís, Málaga.

Casa Cazorla, is located on Sierra de Nevada street, in the municipality of Marbella, Málaga. The house has a built area of 700 m², on a plot of 1,000 m². It has 5 bedrooms and 8 bathrooms, a garden area, swimming pool and garage.

Investors will enter the project through the granting of a single tranche loan so that the developer can capitalize to undertake the purchase of the Seghers plot in Estepona. The Loan will have an annual fixed rate of 13.0% and a minimum return of 4 months. The exit of the loan from the investors will be through the sale of the Villa Orquídea and Casa Cazorla homes.

The sale of Casa Cazorla provides a cash recovery for Casas Fintech of c.2.055.000 € of which half is allocated to the payment of interest and part of the loan and with the sale of Villa Orquídea ,Casas Fintech will receive a free cash of c.5.375.000 € , with which the interest generated from the live loan and the payment of the same will be paid.
