• Main loan guarantees:
1. First rank mortgage on the plot, underlying asset of the financing, with mortgage liability of 150% of the principal amount.
2. First rank pledge on 50% of the rents received from the leases already signed and future ones.
3. First rank pledge on 100% of the shares of PARQUE COMERCIAL ARLANZON-BURGOS, S.L.
4. First rank pledge on the bank accounts of PARQUE COMERCIAL ARLANZON-BURGOS, S.L.
We present the second tranche (Tranche B) of a loan granted in June to Grupo SIMO for partial financing of the development of a commercial park in the city of Burgos. The Tranche A of the Loan was signed in June 2025 and has financed part of the acquisition price of the land and part of the construction costs of the project. Tranche B will be entirely dedicated to the continuation of the works, as well as other costs associated with the project.
The land has an area of 17,497 m² and has a construction license, for the development of a commercial park with a gross leasable area (GLA) of 8,946 m². The acquisition of the land took place in June 2025 in act of unity with the granting of Tranche A by Urbanitae investors. As of today, the project has a degree of progress of work above 20% certified by Project Monitoring.
The commercial park will be distributed in 8 medium-sized stores, a photovoltaic installation and an installation with eight fast charging points for electric vehicles. The park has 100% of gross leasable area occupied by recognized brands in the market: LUPA supermarkets, GUAW, JYSK, MAX COLCHON, MGI, TEDI, FITNESS PARK, SHELL*(DISA), IBERDROLA and BP Pulse.
*Popeyes decided to terminate the contract and, instead, Grupo Simo is closing a new agreement with Shell (DISA) gas stations. This new contract offers better conditions: 5 years of mandatory compliance and an annual rent of € 110k, compared to the 3 years and € 90k per year of the previous contract with Popeyes.
The asset is located at one of the entrances to the city of Burgos, specifically on the Madrid-Irún (A-1) road, on the same road as Parque Burgos (El Corte Inglés, Decathlon, McDonald’s and Burger King). This project will provide the city with a modern and sustainable commercial park, with a very diverse commercial offer, aligned with current retail trends.
Burgos is a city of 190,000 inhabitants located in the region of Castilla y León. It is the sixth province with the highest purchasing power in Spain and has an area of influence 80 kilometers above 400,000 people. Its geographical location is strategic due to its proximity to the port of Bilbao and just 2 hours from Madrid.
