We present a new real estate development project in Móstoles, Madrid. The project consists of the purchase of a plot located in Móstoles very close to the campus of the Rey Juan Carlos University in Móstoles, for the development of a student residence of 314 beds and subsequent sale. The sponsor of this opportunity, Nero Consulting is in advanced negotiations with the future buyer of the asset. The construction license has already been submitted to the city council and its concession is expected in the first quarter of 2026. The manager is in advanced talks with top-tier banking entities to obtain financing and cover part of the development costs.

The capital of Urbanitae investors and co-investors will be used for the purchase of the land (with a 35% discount according to the appraisal issued in July 2025) and to cover the costs not covered by the financial entity for the development of the student residence.

The asset is located in Móstoles, a municipality in the community of Madrid, surrounded by the main campuses of the Rey Juan Carlos University (URJC) with 12,000 students and the Carlos III University of Madrid (UC3M) with 8,000 students. Additionally, it is well connected to the center of Madrid, with direct access to the A-5 highway and a short walk from the El Soto commuter train station, several metro stations and multiple bus stops. The residence will be just a 7-minute walk from the URJC campus in Móstoles and is surrounded by a wide variety of services and amenities, including a shopping center and supermarkets.
