We present a new project that consists of the granting of a loan for the partial financing of the purchase of 3 expired credits in the process of execution whose first rank mortgage collateral (guarantee) is a plot in the municipality of Albal, Valencia. The plot is currently leased to a supermarket chain for use as surface parking. The loan from Urbanitae investors will be used to finance part of the purchase of these credits and costs derived from it.


The project will be divided into two phases:


- Phase I: contemplates the acquisition of expired credits with the aim of obtaining the property of the asset (land in Albal) and its regularization. 


Regularization requires the fulfillment of two milestones:

i) Taking possession of the asset by the operation manager (VIVIZ)

ii) Resolution of the current lease contract with the tenant - a supermarket chain of national relevance - that uses the plot as surface parking

For taking possession of the asset, the manager values two scenarios:

o Scenario 1 - reach an agreement with the parties involved: agree with the supermarket to terminate the lease contract and with the current owner the payment in kind for the cancellation of 3 credits.

o Scenario 2 - subrogation in the foreclosure process: if an agreement is not reached, the manager would proceed with the subrogation in the foreclosure process. The judicial process is approved pending the liquidation of the auction fee and its registration in the BOE.


- Phase II: Once Phase I is completed, a license will be requested to develop a residential promotion of ground floor plus five heights and attic.


The project is located in Albal, in the l’Horta Sud region, less than 10 kilometers from the center of Valencia with direct connections via the V-31 highway and the A-7 (Mediterranean Highway) by car. In addition, a new Renfe station is being developed just 400 meters from the project, which will connect Albal with the center of Valencia in less than 15 minutes. 


Albal is part of a metropolitan area that exceeds 129,000 residents, along with neighboring municipalities such as Catarroja, Silla and Alfafar, which makes up one of the most densely populated areas of the southern metropolitan belt of Valencia. It is a residential area with close access to educational centers, sports facilities, shops and green areas, which contributes to its attractiveness for both housing promotion and mixed uses.
