2. First rank bridge mortgage on an additional and independent registered property to the project, provided as consideration until the reimbursement of the recapitalization of own funds by the manager, no later than March 31, 2025.

4. Pledge of the bank accounts of the SPV owning the asset.
We present a new project that consists of the granting of a loan for the acquisition, construction and subsequent sale of six single-family homes in El Plantío, Madrid.
The loan from Urbanitae investors will finance: part of the asset acquisition and part of the construction costs and general costs associated with the project. Additionally, Tranche A will finance a recapitalization of own funds for the manager to compensate the committed Equity, which the manager commits to reimburse in the project no later than March 31, 2025. As consideration for the recapitalization of own funds, the project manager incorporates an additional guarantee located at Paseo de la Castellana 107 1º D.
The promoter has currently contributed, via own funds, the capital amounting to 80% of the purchase price of the asset.
Currently the asset is a plot with a built house. The project contemplates the acquisition of the asset and demolition of the current house for the development of 6 single-family homes in El Plantío, Madrid. The project has an approved demolition license and the construction license has been requested in August 2024 via ECLU. Of the 6 single-family homes, the manager has 3 reservations to date (50%).
The promotion will have 4 duplexes - distributed in 2 blocks with Ground Floor with garden and first floor - and 2 penthouses, crowning both blocks. The 6 homes of the promotion will be equipped with high qualities and will have between 3 - 4 bedrooms, 3 - 4 bathrooms, 1 additional toilet, with large terraces that include private pool per home.
El Plantío, between Aravaca - Valdemarín, Majadahonda, El Pardo and El Monte del Pilar has a wide range of services - schools, supermarkets, hospitals - and leisure, just 5 kilometers from Pozuelo and 10 kilometers from Madrid. In addition, El Plantío stands out for being optimally connected both by main roads such as the A-6 and the M-40, and by train, located less than 5 minutes from the El Barrial train station.
