We present a project that consists of investing in a project already in the development phase in Cruz Quebrada, municipality of Oeiras,  district of Lisbon, for the development of a luxury real estate promotion that materializes in 22 multifamily homes with gardens, balconies, private outdoor terraces, two rooftop pools, 59 parking spaces and a gym. The manager of this operation has developed a promotion on an adjoining plot.

The asset is located at Rua Sacadura Cabral, 17, Dafundo, second line from the Tagus River, and a few meters from the Algés promenade. This location is a fully consolidated urban area of the city of Lisbon and has all kinds of services.

According to the supervisor's criteria, crowdfunding platforms should not communicate the estimated profitability in an equity project. The total profitability of a project is the REVENUE FORECAST minus the COST ESTIMATE, divided by the TOTAL EQUITY. For example, in the FAVORABLE scenario, the calculation would be REVENUE FORECAST (34,598,385 €) minus EXPENSE FORECAST (33,284,203 €) divided by the total equity (5.381.576 €). The result of this quotient multiplied by 100 will represent the percentage of profitability on the capital contributed in this scenario.
