We present a new project that consists of the granting of Tranche A of a loan to finance the development of 5 individual luxury villas in the Guadalmina Alta urbanization, Marbella.
The loan from Urbanitae investors and external investors will finance the refinancing of 100% of a mortgage charge on the asset and part of the construction costs and general project costs (technical fees, licenses, insurance, supplies, legal expenses, taxes, etc).
The asset is owned by the borrower who acquired the plot and segregated it into 5 registry properties for which he has obtained the building license. Currently, the previous villa has been demolished and construction will begin as soon as the Urbanitae loan is available.
The villas will have between 4 and 5 bedrooms and between 5 and 6 bathrooms distributed over 3 floors: basement, ground floor and first floor in an exclusive urbanization with a high level of privacy. The villas will be fully equipped and include several patios, terraces and porches and parking spaces. Each villa will be developed on a large garden with a pool and jacuzzi and incorporate a solarium and spaces to develop from a gym to a cinema room.
The development is located at 23ª Street 405, in the Guadalmina Alta urbanization, municipality of Marbella. The project is located south of the Guadalmina Alta urbanization one and a half kilometers from the beach, surrounded by the golf courses Real Club de Golf de Guadalmina and San Pedro Golf Club and less than 10 minutes from Atalaya Golf and El Paraíso Golf Club. Less than 10 minutes from the center of San Pedro de Alcántara (2km), 10 minutes from the beaches of San Pedro de Alcántara (2km) and 10 minutes from Puerto Banús (5km) it has all kinds of services (schools, hospitals, supermarkets) within a radius of less than 2 kilometers.
