We present a new project that consists of the development of a new residential promotion that includes 32 homes of 1 and 2 bedrooms with garage, storage room and common areas (pool, gym and community garden) in Ibiza. 

The promotion is located on Carles Román Ferrer Street, 36, next to the beach d’En Bossa, just 15 minutes from the historic and commercial center of Ibiza, 5 minutes from the best international leisure areas and 10 minutes from Ibiza airport.

The city of Ibiza has a population of over 50,000 inhabitants, although in the summer season the population reaches 300,000 inhabitants. The promotion is located next to the beach d´En Bossa, one of the longest on the island, fully urbanized and with a large number of establishments and services related to the island's leisure.

The favorable scenario is the scenario of Urbanitae and contemplates the estimates of income and expenses proposed by the promoter, verified by Urbanitae, and contrasted by the valuation report of the Appraisal Society. In this project the total income forecast amounts to €10,757,800, while the estimate of the total costs for the execution of the promotion corresponds to €9,384,124.

The total profitability of a project is the INCOME FORECAST minus the COST ESTIMATE, divided by the TOTAL EQUITY. For example, in the FAVORABLE scenario, the calculation would be INCOME FORECAST (€10,757,800) minus EXPENSE FORECAST (€9,384,124) divided by the total equity (€3,310,000). The result of this quotient multiplied by 100 will be the percentage of profitability on the capital contributed in this scenario
